2012 Assessments

The second quarter assessments are due April 1, 2012. The assessments for 2012 are $312.00 for the year or $78.00 quarterly. If you pay quarterly, please remember the due dates are January 1, April 1, July 1, and October 1, 2012. Finance charges have been assessed on past due assessments.

Board of Directors Meeting and Meet the Candidates

The monthly Board of Directors meeting is March 15, 2012 at 7:00 p.m. in the Community Center. At this month’s meeting we will be hosting a Meet the Candidates night. We are rapidly approaching the time for our annual election for vacancies on the Board of Directors.  We have three members of the Board whose two-year term of office expires in 2012.  At this time, we have 4 candidates- Jennifer Castro, Kevin Drummonds, Harold Severs, and John Steele. Come out to the meeting and meet these candidates. All homeowner’s are welcome to attend.

 Easter Egg Hunt – Volunteers and Donations Needed

The VWOA Easter Egg Hunt is quickly approaching. Hop on down to the Sports Park, Saturday March 31, 2012 at 9:00 a.m. to enjoy the hunt. VWOA is requesting for candy and egg donations to be dropped off at the office. The Easter supplies are set up in the foyer so anyone who would like to volunteer to help stuff the 10,000 Easter eggs will be able to come in during business hours to assist. We appreciate the help and any donations.

Sports Park Gate   

Beginning Sunday March 4, 2012 the Sports Park entrance gate will be locked at 10:00 p.m. and will be opened at 8:00 a.m. This step has been taken to deter the issues of vandalism and destruction of VWOA property that has been plaguing our facilities.

 Architectural Review Committee Opening

There is an open volunteer position available for the Architectural Review Committee (ARC). This volunteer position requires usually one hour of time per week at 4:30 PM on Tuesday afternoons. The Committee Chair is also expected to attend the monthly Board of Directors meetings.

 Standards Tips

The leaves of the Live Oak Trees have started their late winter ritual of falling from the trees. Just a reminder, residents are responsible for the care, upkeep and maintenance of their property. This includes raking leaves, cutting grass, weeds and taking care of your flower beds. With the amount of Live Oak Trees that we have in the Villages of Westcreek, the leaves may need to be raked more than once.

The Architectural Review Committee (ARC) is not meeting this week because of the Spring Break Holiday. They will resume meeting on Tuesday, March 20, 2012 at 4:30 pm in the Conference Room of the Community Center.

Public Safety Tip

Flood Safety Awareness Week. The Federal Emergency Management Agency (FEMA) is teaming up with National Oceanic and Atmospheric Administration (NOAA) for Flood Safety Awareness Week which begins today. Visit for safety tips and information on how to protect your home against floods. We do live in one of the most flood-prone areas of Texas. Here is some of the information from the NOAA web site.

Floods are one of the most common hazards in the United States, however not all floods are alike. Some floods develop slowly, while others such as flash floods can develop in just a few minutes and without visible signs of rain. Additionally, floods can be local, impacting a neighborhood or community, or very large, affecting entire river basins and multiple states. Flash floods can occur within a few minutes or hours of excessive rainfall, a dam or levee failure, or a sudden release of water held by an ice jam. Flash floods often have a dangerous wall of roaring water carrying rocks, mud and other debris. Overland flooding, the most common type of flooding event typically occurs when waterways such as rivers or streams overflow their banks as a result of rainwater or a possible levee breach and cause flooding in surrounding areas. It can also occur when rainfall or snowmelt exceeds the capacity of underground pipes, or the capacity of streets and drains designed to carry flood water away from urban areas. Be aware of flood hazards no matter where you live or work, but especially if you are in low-lying areas, near water, behind a levee or downstream from a dam. Even very small streams, gullies, creeks, culverts, dry streambeds or low-lying ground that appear harmless in dry weather can flood.

Mintco, the subcontractor for AT&T will need access to certain backyards. Over the next several weeks, Mintco crews will be working in the Villages of Westcreek. The crews will need to access backyard easements so crew members will be leaving door hangers. Should you receive one, we ask that you please make arrangements or accommodations for the crew members to have access.

Once the work is complete, they will mend any damage caused to your lot during this process.
