The assessments for 2015 are $328.00 for the year or $82.00 quarterly. If you pay quarterly, please remember the due dates are January 1, April 1, July 1 and October 1, 2015. Finance charges are applied on past due assessments. IMPORTANT: ***All residents 12 and older must have a current VWOA ID card in order to access the pool and park and attend VWOA events.
Rabies Prevention Event
A rabies prevention effort is being sponsored by Bexar County Animal Control & Precinct 1, Commissioner Sergio Rodriguez on Saturday, November 21st from 10:00am to 2:00 pm at the Sports Park. The first 50 pets receive free rabies vaccines. The cost for the vaccinations will be $12.00. All dogs are required to be on leashes, all cats in carriers and all pets are to be 3 months or older.
The Staff and the Board of Directors just hosted another fun and cheerful event at our Villages of Westcreek Fall Fest this past Saturday. We would like to thank the community for coming out and joining the fun. We had over 900 homeowners and their guests participate in this event. We would like to thank those of you who took time out of your busy schedule to volunteer and help us make this event a success. Thank you all!
The VWOA office will be closed on Thursday and Friday, November 26th and 27th in observation of the Thanksgiving Holiday.
Updating Your Villages of Westcreek ID Cards
Are you short on time and have trouble getting to us on our normal office hours? Along with our regular scheduled hours during the week our office remains open every Monday from 9:00 am until 6:00 pm. In addition to that we open our office on the second Saturday of each quarter. If for whatever reason you may not have had the chance to update your ID cards, you may drop them off in an unsealed, self-stamped self-addressed envelope at our drop box at the office. We will gladly update your cards and mail them back to you. (Please remove any lanyards from them prior to drop off).
We are seeking to fill a Park Monitor position. The position is a part time position responsible for checking ID cards at the Sports Park along with helping maintain cleanliness of the park and the facilities. Please inquire within.
2016 Budget Approval
The 2016 Annual Budget for the Villages of Westcreek was approved at the Board of Director’s Meeting held in October. The assessment level for 2016 will increase in order to provide funding for the Repair and Replace Reserve Fund and the Capital Improvement Fund. The annual assessment level will go from $328.00 to $360.00. Please keep a look out for the Payment Coupons to be mailed out by late November. The payment coupon notifies our homeowners of when the payments are due on a quarterly basis at a new rate of $90.00 per quarter.
The VWOA office accepts homeowner’s checks, credit cards, cash and money orders. If you cannot get to the office during office hours or do not live in VWOA, you can now pay your assessments online at www.villagesofwestcreek.com. Also, you may wish to set it up with your bank as a bill pay, the bank will mail a check directly to us. Please use your house number and street name as your VWOA account number. Homeowners can also mail their check personally to us. Please send payments to VWOA, 12395 Military Dr W., San Antonio, TX 78253. VWOA does not accept checks from non-homeowners. At this time we cannot accept payments over the phone. Please note that the P.O. Box is closed.
ARC Committee Meetings Holiday Schedule
The ARC will not be meeting during the Thanksgiving (11/24), Christmas (12/22), and New Year’s (12/29) Holidays. If you wish to do any improvements throughout your property over the upcoming holidays, applications must be submitted for review by noon on Monday the weeks prior (11/16 & 12/14). Please remember that improvements shall not be commenced without prior approval from the ARC. If done so without approval, you risk having to remove the improvement if found not in compliance with the CC&Rs or Standards.
VWOA continues to host a Farmer’s Market starting at 9:00 a.m. every Thursday. The market is located in the overflow parking lot adjacent to the Community Center. The vendors accept cash, credit cards, WIC, LoneStar and Senior Vouchers.
The Community Center and Sports Park Pavilion are available to rent for your next event. The facilities can be booked up to 6 months in advance. Under Stage 2, outdoor watering with a sprinkler or irrigation system is allowed only once a week from 7a.m. to 11 a.m. and from 7 p.m. to 11p.m., on your designated watering day, as determined by the last number of your street address:
0 or 1 – Monday
2 or 3 – Tuesday
4 or 5 – Wednesday
6 or 7 – Thursday
8 or 9 – Friday

Outside decorations for holidays may be displayed on the premises of residential properties without ARC approval, if they are displayed no earlier than 1. Forty (40) days before Christmas; 2. Thirty (30) days before all other holidays; 3. Removed no later than fifteen (15) days following the actual holiday’s date (January 1 for the Christmas holidays). Therefore, all Halloween decorations should have been removed by Sunday, October the 15th, and Christmas decorations are permitted to have been set up by that date as well.

Public Safety Tip
Responding Appropriately During a Flood
- Listen to area radio and television stations and a NOAA Weather Radio for possible flood warnings and reports of flooding in progress or other critical information from the National Weather Service (NWS)
- Be prepared to evacuate at a moment’s notice.
- When a flood or flash flood warning is issued for your area, head for higher ground and stay there.
- Stay away from floodwaters. If you come upon a flowing stream where water is above your ankles, stop, turn around and go another way. Six inches of swiftly moving water can sweep you off of your feet.
- If you come upon a flooded road while driving, turn around and go another way. If you are caught on a flooded road and waters are rising rapidly around you, get out of the car quickly and move to higher ground. Most cars can be swept away by less than two feet of moving water.
- Keep children out of the water. They are curious and often lack judgment about running water or contaminated water.
- Be especially cautious at night when it is harder to recognize flood danger.
- Because standard homeowner’s insurance doesn’t cover flooding, it’s important to have protection from the floods associated with hurricanes, tropical storms, heavy rains and other conditions that impact the U.S. For more flood safety tips and information on flood insurance, please visit the National Flood Insurance Program Web site at www.FloodSmart.gov.

Board of Directors Meeting- The Board of Directors will hold their next meeting on Thursday, November 19, at 7:00 pm. All are welcome to attend. The Board will hold an Executive Session at the Community Center Conference Room on this day at 6:00 pm. The Executive Session is a closed meeting.
