2015 Assessments

The assessments for 2015 are $328.00 for the year or $82.00 quarterly. If you pay quarterly, please remember the due dates are January 1, April 1, July 1 and October 1, 2015. Finance charges are applied on past due assessments. IMPORTANT: ***All residents 12 and older must have a current VWOA ID card in order to access the pool and park and attend VWOA events.

 

Fall Fest

The Villages of Westcreek will be holding our annual Fall Festival at the Sports Park on November 14th, 2015 from 1 to 8 p.m.  This is a family event and we would like to see as many homeowners participate as possible.  As with all of our events, please make sure to have your ID cards updated.  If your cards are not up to date you will not be able to participate.  Please check our website for the VWOA office hours.

 

If you are interested in becoming a vendor, or know of someone that is, we are currently taking registrations so that you can reserve your spot and sell your wares at this event.  Feel free to stop by the office and register, the cost for a spot is $25.  (We are no longer seeking food vendors as plenty of them have already signed up).

 

Office Closed

The VWOA office will be closed on Wednesday, November 11th in observation of Veteran’s Day.

 

Yard Sales

Yard sales for the month of November are scheduled as always on the second Saturday of each month which for this month will fall on Saturday, November 14th.  Yard Sale permits can be purchased at the VWOA office at a cost of $15.00 per permit.  Check our webpage for further details.

 

Fall Soccer Season Comes to an End

Our soccer season has come to an end, and we would like to thank you all for the amazing support, especially to all our volunteer coaches.  We had a great season and look forward to the next!  Due to the weather we did have a couple of game cancellations.  It was a bit chilly out there, but despite the weather, we had a successful tournament.  From Dawn Garza, the Board of Directors and Management, we thank you for your patience, and kind support!

2016 Budget Approval

The 2016 Annual Budget for the Villages of Westcreek was approved at the Board of Director’s Meeting held in October.  The assessment level for 2016 will increase in order to provide funding for the Repair and Replace Reserve Fund and the Capital Improvement Fund.  The annual assessment level will go from $328.00 to $360.00.  Please keep a look out for the Payment Coupons to be mailed out by late November.  The payment coupon notifies our homeowners of when the payments are due on a quarterly basis at a new rate of $90.00 per quarter. 

 

 

Payment Options

The VWOA office accepts homeowner’s checks, credit cards, cash and money orders. If you cannot get to the office during office hours or do not live in VWOA, you can now pay your assessments online at www.villagesofwestcreek.com.  Also, you may wish to set it up with your bank as a bill pay, the bank will mail a check directly to us. Please use your house number and street name as your VWOA account number. Homeowners can also mail their check personally to us. Please send payments to VWOA, 12395 Military Dr W., San Antonio, TX 78253. VWOA does not accept checks from non-homeowners. At this time we cannot accept payments over the phone. Please note that the P.O. Box is closed.

ARC Committee Meetings Holiday Schedule

The ARC will not be meeting during the Thanksgiving (11/24), Christmas (12/22), and New Year’s (12/29) Holidays.  If you wish to do any improvements throughout your property over the upcoming holidays, applications must be submitted for review by noon on Monday the weeks prior (11/16 & 12/14).  Please remember that improvements shall not be commenced without prior approval from the ARC.  If done so without approval, you risk having to remove the improvement if found not in compliance with the CC&Rs or Standards.

 

Farmer’s Market

VWOA continues to host a Farmer’s Market starting at 9:00 a.m. every Thursday. The market is located in the overflow parking lot adjacent to the Community Center. The vendors accept cash, credit cards, WIC, LoneStar and Senior Vouchers.

 

Facility Rental

The Community Center and Sports Park Pavilion are available to rent for your next event. The facilities can be booked up to 6 months in advance. Water Restrictions Stage 2

Under Stage 2, outdoor watering with a sprinkler or irrigation system is allowed only once a week from 7a.m. to 11 a.m. and from 7 p.m. to 11p.m., on your designated watering day, as determined by the last number of your street address:

0 or 1 – Monday
2 or 3 – Tuesday
4 or 5 – Wednesday
6 or 7 – Thursday
8 or 9 – Friday

Standards Tips

Flags of the U.S., Texas & any Branch of our Armed Forces:

  1. Poles mounted on the dwelling are allowed without ARC approval if they are:
  2. only mounted on the dwelling; 2. no longer than six (6′) feet in length; 3. are not made of PVC or similar material (steel, aluminum, bronze, wood or fiberglass is acceptable); and 4. do not exceed two (2) per residence.
  3. Poles installed in the ground require prior ARC approval. The pole must be 1. no shorter than fifteen (15′) feet; 2. no taller than twenty (20′) feet (commercial grade rust proof aluminum, fiberglass, stainless/carbon steel or bronze is approvable); and 3. placed in front of the dwelling, but no closer than ten (10′) feet from the curb and no closer than five (5′) feet from the property lines.

Additional requirements:

  1. Flag sizes are limited to 3′ x 5′.
  2. The U.S. flag must always be on top of any others including the flag of any branch of the U.S. armed forces.
  3. If the U.S. Flag is flown at night it must be properly illuminated from the foot of the pole.
  4. Flags that become faded, frayed or torn are removed or replaced.
  5. Flags may not be affixed to any other object including trees.
  6. The halyard must be securely fastened to prevent the noise caused by winds banging them against the pole.

Please be sure to pick up after your animals on all common areas and while in the Sports Park.  A pet waste station is located next to the park rules sign.

Crime Report

11/3/15~Wynwood~Macey Trail & Bright Chase ~ Carjacking by gun point at approx. 5:10 pm.  2 suspects stopped a vehicle & asked gentleman for jumper cables.  Victim exited his vehicle (Grey Jeep Cherokee), the suspects produced a firearm and gained victim’s wallet, cell phone, and took off with victim’s vehicle.

Public Safety Tip

Baby Proofing Your Home

We recommend babyproofing be done when your child is around 3-6 months of age, before he/she can crawl, but it’s never too late. 

It will make it easier if you don’t wait for your child to start opening cabinets or trying to climb the stairs before you childproof your home.  Do it as soon as you can, and as thoroughly as possible to help prevent the number one cause of injury to children (unintentional injuries).

The following is a list of common toddler safety risks in the home. Check off items once they are secured.

  • Stairways : Secure the top and bottom of stairways with baby safety gates. Please see our “GUIDE TO BABY SAFETY GATES” to help you choose which gates are right for your space. PRESSURE MOUNTED BABY GATES ARE NOT FOR USE AT THE TOP OF THE STAIRS.  Special circumstances like moldings/baseboards, uneven or hollow walls, wrought iron railings, balusters, etc., require the use of a gate installation kit to create a mountable surface.
  • Windows : Windows (including first floor windows and higher ) pose a falling hazard to children. Children should not have access to open windows; windows that can be opened more than 4″ are hazardous. Use childproofing window guards and/or locks on all windows.
  • Window Blinds: Cords from window blinds should be kept out of children’s reach at all times. They are a strangulation risk to children and can easily be secured out of reach. The inner cord of window blinds are also a strangulation hazard. NEVER PLACE A CHILD’S CRIB OR BED NEAR THE WINDOW OR WINDOW BLINDS.
  • Electrical Outlets: Create a barrier between children and electrical currents with appropriate childproofing measures. Determine whether your outlets are Standard or Decorator* and:
  1. If you have outlets constantly in use (i.e. lamp plugged in all the time): We suggest outlet covers.
  2. For outlets that are frequently used (i.e. outlet used to plug in vacuum, then remove it): Try sliding outlet plates, which replace your existing outlet plate and have a ‘door’ that slides closed to cover the outlet as soon as an item is un plugged.
  3. Outlets that are rarely used (usually left unused) : Outlet plugs fit snugly inside outlets to prevent access.  *Decorator Outlets have 2 screws.  One at the top, one at the bottom.  Standard outlets have one screw, in between the outlet receptacles.

  • Medicines, Cleaners, Cosmetics, etc. : These items should be kept out of the reach of children at all times, even if they have a ‘child safe’ lid. Medicines, cosmetics, cleaners and other household products should be kept in their original containers with labels, and up in cupboards or on shelves where children can not have access to them. Use cabinet locks and latches on cupboards or drawers where these items are stored.

AT&T FIBER OPTICS INFRASTRUCTURE

Mintco, the subcontractor for AT&T will need access to certain backyards. Over the next several weeks, Mintco crews will be working in the Villages of Westcreek. The crews will need to access backyard easements so crew members will be leaving door hangers. Should you receive one, we ask that you please make arrangements or accommodations for the crew members to have access.

Once the work is complete, they will mend any damage caused to your lot during this process.
